Local Permits & Building Codes

A panel upgrade is bigger than a typical service call. It requires a permit and inspection from the City of Lowell, and it usually means coordinating a service disconnect and reconnect with the utility company as part of the timeline. A Panel Fire I Saw in Lowell

Problem

Not long ago I got called out to a Lowell home where the electrical panel had actually caught fire. The homeowner was lucky. It stayed contained to the panel, nobody got hurt, and the house itself was safe. But when I opened it up, the panel was rusted through and clearly hadn’t been touched in decades. Part of the load on that old panel was coming from a basement space that had been rented out without ever going through the proper permitting, on top of a system that was already well past its service life. All the wiring behind that panel had to come out and get replaced.

Takeaway

What stuck with me about this one is how avoidable it was. A panel like that gives you warning signs long before it fails: rust, warmth, a breaker that won’t behave right. Most people don’t know what to look for, and honestly, that’s fair, it’s not something you think about until it stops working. But a fire that stays contained to the panel is the good version of this story. It doesn’t always go that way. If there’s one thing I’d want every homeowner to take from this, it’s that a panel showing its age is worth a call, not a “we’ll get to it eventually,” and that goes double if you’ve added load to a system that was never sized for it.

For a lot of homes, yes, 100 amps meets code and works fine for basic needs. Where it falls short is capacity. Modern kitchens, central air, an EV charger, a home office running several devices at once, all of that adds up fast, and a 100-amp panel can run out of room quickly.

If you’re not planning any of that, there’s no rush. If you are, it’s worth having me take a look before you commit to something the panel can’t support.
